This is one of the closest condo to beach walks in all of the Orange Beach/Gulf Shores area – from front door to on the beach walk is less than 2 minutes via elevator or stairs – you are RIGHT ON THE BEACH!
This elegant condo on the second floor has the best of both worlds, it is conveniently situated within walking distance to Flora-Bama, (voted The Best Beach Bar in the US), Flora-Bama Yacht Club and Flora-Bama Ole River Grill on the Florida/Alabama State line, on the left and the tranquility of having no condo buildings on the right.
The over sized master bedroom has a king sized bed with a huge chaise lounge, a TV plus 2 large windows both overlooking the Gulf of Mexico with breathtaking views, there is a door from the master bedroom to the corner balcony. There is a large en-suite bathroom off the master bedroom with a spacious walk in shower (standard wall nozzle and a second hand held nozzle), separate over sized bath, single sink with lots of counter space. You will also find a cozy twin sized pull out bed in the master.
The second bedroom, with 2 plush double beds with memory foam mattresses (sleeps 2-4), also has its own bathroom and a privacy door in the hall, so that you can close it off and have your own en-suite.
Both bedrooms have flat screen TV’s, there is also a TV in the living area. The spacious living area has fantastic views of The Gulf with a comfortable queen sized pull out sofa bed with a memory foam mattress which sleeps 2.
The state of the art gorgeous kitchen with granite counter tops is fully equipped with high end appliances including new refrigerator with freezer and built in ice maker, cooktop, built in microwave, dishwasher with disposal, Keurig coffee machine and a filter coffee maker, additional hand held and small appliances. There is also a separate wet bar with mini fridge in the 6 seat dining area, (with 4 additional barstools).
Additional amenities include: A/C, Heater (the HVAC system has been upgraded to include a dehumidifier and air sanitizer not found in most condos, to provide cleaner, crisper air), cable TV, free wi-fi, iron & board, 2 hair dryers, full sized washer and dryer, linens, towels, dishes and cooking utensils, after beach outside showers to rinse off sand.
We provide the following items and start-up supplies: 2 dish towels, 3 dish cloths, fully equipped kitchen (accommodates the total occupancy number), kitchen towels and dishcloths, one roll of paper towels, small container of dish soap, 3 tablet supply of dishwasher detergent, dish sponge, trash liners (one per can, 3 under the kitchen sink), and 3 supply of laundry detergent pods (also provided throughout the condo are bed linens, bath towel sets, with a minimum 2 per person, 2 rolls of toilet paper per bathroom, soap in every bath, shampoo, conditioner, mending and first aid kits are in master bath).
If staying more than one night, guest will need to bring or purchase additional supplies. Units are also equipped with a vacuum cleaner and broom, but no cleaning products or other supplies are provided.
The Broadmoor is a low density boutique building with only 60 units, which means you can relax on the beautiful beach, in the awesome gulf front pool; dry sauna (his and her) or hot tub, or use the tennis courts, (2 rackets and balls are provided in the guest room closet for your use), or exercise in the fully equipped fitness room with stationery bike, treadmill, elliptical, free weights, multi-gym machine, with his and her shower rooms, all without massive crowds and no long waits for an elevator.
No waiting in line for check in or check out, with an onsite lock box accessible for your 24 hour convenience in the stairwell across from the unit.
Complimentary luggage/valet carts are provided for your convenience by the elevators in the covered parking area, (if not all in use). Please return to the same area collected from immediately after use.
Great local seafood and amazing restaurants (Salt at San Roc Cay, Fin & Fork, Cobalt, The Hangout and for breakfast the Brick and Spoon voted "top ten breakfasts in the US" offers its renowned "build your own Bloody Mary option", to name just a few of those available), are within a short drive from the condo (Uber, Lyft and taxis are readily available and usually arrive within a couple of minutes). Many food delivery services including Gulf To Go and food stores are also readily available.
Orange202 has also negotiated with a personal shopper, the option to stock your condo prior to your arrival, (for a 20% markup on items purchased). So now you do not have to stop by a store after a long drive or flight for your essentials prior to arriving at your palatial condo. The main area attractions include dolphin cruises, helicopter tours, inshore/offshore charter fishing, parasailing, watersports including kayaks, jet skis and sailing. There are several Championship golf courses, nature walks, bike trails, a zoo, a water park, cinemas, health/beauty spa, outlet shopping, miniature golf, etc.
A storage unit is also available steps from the beach, fully stocked with 2 zero gravity XL size recliners with adjustable headrests, overhead shade visors and clip on drink holders and trays plus a small folding table with 2 additional drink holders, 2 low rise beach chairs, 2 umbrellas, 2 boogie boards, pool float, children's beach toys for your enjoyment, (plus a beach cart is available in the huge master closet for your convenience, to assist with stress free transportation of your belongings, to the beach, pool or your vehicle).
Beach chairs and umbrellas are also available for rental in season payable to the beach attendants or by pre-booking from Ikes Beach Service, (also available from Ikes are rentals of kayaks, paddleboards, banana boat rides, parasailing and more).
Parking Passes are available for 2 cars (covered parking is conveniently located close to both elevators and stairs so there is not a long walk in the sun while loading and unloading like most high density condo buildings).
There is a one time registration fee of $40.00 for one car included in your costs, which will be left on the kitchen counter in the condo on your arrival for you to leave on your dashboard. One additional pass can be purchased from the Broadmoor office during business hours for $40 payable in cash.
If a second parking pass is issued, one vehicle may park in the main undercover parking area and the second vehicle should be outside or at the far side of the elevators from the entrance, (i.e. closest to the gulf), if possible.
Guests are not allowed to park boats, trailers, campers or other equipment on Broadmoor property, (a list of local parking/storage facilities are available on request). Please note that these rules are strictly enforced and are not at the discretion of Orange202. Any cost or penalties associated (boot placement/towing) with the violation of these rules will be at the renters expense.
